What is vesting?
Vesting refers to the manner in which purchasers take title to the property when legal ownership or tenancy is acquired. In short, it is how title to real estate is held and is also known as taking title. Vesting options vary state to state - Your home title company or settlement attorney can provide more information on the different single and joint vesting options that are available for your new home.

How long does it take to build a house after the contract is signed?
Before construction can begin on your new Beazer Home, the mortgage must first be approved. Then, when construction begins, it takes about 4-6 months to build a house. If you need to move quickly, visit Beazer.com to explore Quick Move-in Homes available within your desired community.

What is home title insurance?
Home title insurance protects your ownership interest in the property and enables the appropriate transfer of real estate. This includes protecting your right to occupy and use the property as it was conveyed and also ensures your ability to sell the property or pledge the project as security for a loan.

What is an earnest money deposit?
The earnest money deposit is the amount the seller requires be paid when you sign the home purchase agreement. An additional deposit may be required after you select your flexible floorplan options for the home. Fortunately, the cost of an earnest money deposit is included in the purchase price of your new home and is credited towards your purchase at the time of closing. If you decide to cancel the home purchase agreement, you may forfeit your earnest money deposit.

How does Beazer decide which amenities to include in each community?
Beazer’s community amenities depend on a variety of factors, including lot size, community size, etc. If you’re curious about features and amenities in your area of interest, use the Find Homes and Communities search tool to locate communities in your desired city and state, and view the list of community resources and local attractions. Or if you have more questions, visit a local sales center and speak with a New Home Counselor about all the community has to offer.

Does Beazer offer contracts that are contingent upon other factors?
A contingency contract or clause defines a requirement that must be fulfilled in order for a real estate contract to become binding. Under certain circumstances Beazer will accept a contingency contract that is dependent on the sale and/or closing of another property and will benefit both the buyer and seller. Visit a local sales center to learn more about your contingent contract options.

Will Beazer build a two-story house near single-story houses?
Because Beazer personalizes many new construction homes, we cannot guarantee what house layout will go on a lot until it sells. As a home buyer, this gives you the option to choose the home design that best suits your needs, whether it is a one or two-story house plan. When you visit a local sales center, your New Home Counselor will show you the lots of land for sale and the plans offered on each home site so you can build your dream home in the perfect location.

Will Beazer build a house on a pre-owned lot?
Unfortunately, Beazer Homes will not build a house on a pre-owned lot. However, if you choose to build a new single-family home with Beazer, your purchase will include the land as well.

Will the backyard fit a swimming pool?
If a pool is important to you, share that with your New Home Counselor and they can help you select the home site to meet your needs. Certain lots can accommodate houses with pools. The size and shape of your home swimming pool will be determined by several factors, including available yard space, set-back requirements, topography, drainage, and local zoning requirements, among others. Talk to a New Home Counselor in your community of interest to get more information on the swimming pool dimensions available for your chosen home.

How can I find information on the activities, businesses, schools, and things to do in my area?
Beazer Homes determines the location of our communities based on the proximity to transportation, recreation, schools, and other community amenities. Once you find the community you’re most interested in on Beazer.com, click the ‘Explore Area’ tab and use the map to view local attractions, community resources and other places of interest, including:

How much should I expect to pay in property taxes for a Beazer home?
Rates of property taxes and property assessments are controlled by each county and vary significantly. Most county tax collector websites have a property tax calculator that can be used to find the estimated taxes on your home. If you’d rather work directly with a professional, your Beazer New Home Counselor or lender can also provide you with a property tax estimate based on your location and home purchase price.

Do I need to contact a real estate agent before purchasing my home?
Real estate agents are home buying experts. They’re very knowledgeable of the local area, schools, attractions, and housing market conditions. Finding a real estate agent before starting your home buying process may be beneficial based on your needs, though Beazer doesn’t require it. Beazer provides access to a number of home buying and building experts to help you every step along the way.

How much would it cost to upgrade my house to match the model home?
Beazer’s model home design and finishes often include premium selections, and these costs are specific to the design selections featured. Ask your New Home Counselor what options are included in your home design and what selections are featured in the model home. Once your contract is signed, visit a Beazer Design Studio to meet with our design professionals who will show you options and help you make selections.

What home design selections and flooring are available for my home?
Beazer works with manufacturers first-hand to provide the best home design options so you can stay true to your interior preferences and within your budget. Does Beazer offer 3-car garage house plans?
Some Beazer homes do include a 3-car garage, but whether or not your home will have one depends on the community, house and lot you choose. You can always reference the ‘Community Feature’ information on our website to see if your preferred community offers 3-car garage house plans. If you’re looking for houses with extra storage space or a place to store a golf cart or additional car, let your New Home Counselor know.

Do you build all Beazer homes with basements?
Beazer designs some houses with basements and some without—this can be affected by many different factors like market, community or lot size. If you know you will need extra storage or an additional room, visit the Beazer Homes community you’re most interested in to discuss your needs with a New Home Counselor and view the available house plans with basements. If you're continuing your research online, visit Beazer.com and find a community of your liking to see our floorplan options.From there, choose a home design to view structural and flexible floorplan options available at no additional cost.

What changes can I make to a floorplan?
With Beazer Home’s Choice Plans®, you have the freedom to select from a variety of carefully crafted, room-specific floorplans—from the kitchen layout to the secondary living space to the primary bathroom layout—to design a house that specifically caters to your lifestyle, at no additional cost. Buyers can also choose to make structural changes for a fee. To see Beazer’s floorplan options, visit Beazer.com and find a community of your liking. From there, choose a home design to view the structural and flexible options available for each floorplan.
Once you’ve found a floorplan that fits your needs, speak with a New Home Counselor to see how you can further personalize your home.

How do I find a real estate agent?
It’s important that you work with a real estate agent that you can trust when buying your first home or making a major move. Some home buyers find a real estate agent through referrals from friends, family, coworkers or neighbors, while some search online for agent listings, and still others attend open houses to find the perfect match. If you can’t find an agent yourself, don’t worry! Feel free to visit a Beazer community, with or without a real estate agent, and we’ll be happy to help.
